A Year at Vickery Holman – Valuation

Day to day role

Over the past 18 months, I have been involved in a wide range of valuation instructions across different property types, including residential investments, mixed-use retail and residential, offices, industrial units, retail units and land. These have been undertaken for a variety of purposes such as tax, loan security and asset valuations, which has provided a broad insight into how requirements can vary depending on the instruction.

One of the aspects I have enjoyed most is the variety in the role. A typical instruction will involve inspecting a property on site and then working through the valuation process back in the office. Each property presents different considerations and, over time, this has helped me develop a better understanding of the factors that influence value, including lease structures, condition and location.

Developing through practical experience

Each week can look quite different, with some days focused on inspections and others more office-based, involving report preparation and the analysis of comparable evidence. Over recent months, I have taken on more responsibility across instructions, including managing my own workload and playing a more active role during inspections. This has encouraged me to think more carefully about what to look for on site and how it informs the valuation process, helping to strengthen my attention to detail and confidence in my judgement.

APC and training

Alongside my role, I have been working towards my MSc in Real Estate and progressing towards my APC. As part of the graduate training programme, I have taken part in APC training days and valuation-focused sessions, including training on measurement and reading leases. I also have regular meetings with my Counsellor, which have been helpful in keeping me on track and ensuring I am building the right experience against the APC competencies. I have also attended networking events, including Young Professionals, which have provided a useful opportunity to connect with others in the industry.

Looking ahead

Looking ahead, I am keen to continue building my confidence and taking on greater responsibility across instructions, while broadening my experience through exposure to a wider range of work. This includes my upcoming move into the Landlord and Tenant team, where I look forward to drawing on the experience of colleagues and developing my understanding of leases and how they influence value.
