Our agency team is keen to promote that despite continued pressures in the trade, there is more activity in 2026 and this follows a number of transactions in the last 6 months – all of which secure longer terms futures for villages pubs across the region.

Case study 1: The Butchers Arms, Carhampton, Somerset

A closed site in need of considerable investment but offering rambling accommodation to include a 3/4 bedroom apartment, 4 lettings rooms, public bar with breakout dining areas and customer beer garden. The site includes a paddock, two customer car parks and detached skittle alley. Bought by a family moving down from North West England, who will reopen the venue after a period of works

Case study 2: The Ship Inn, Portloe

Attractive freehold pub sale in the much sought after Roseland peninsular and purchased through community efforts to secure it’s long term future. 2 letting rooms, 1 bedroom flat and well maintained bar plus attractive beer garden. Outstanding community effort to fund and reopen.

Case study 3: Blue Anchor, Fraddon

This time a trading public house with a tenant in situ, who may have had to move on, but retained on new, free of tie, terms to continuing trading, whilst the buyer will look to rework existing residential consent at the rear of the site to grow their sought after and successful holiday park model.

Case study 4: Shipwrights Arms, Shaldon

A charming estuary location and a small, simple to run, operation whereby the new operators wanted something that they could manage as a couple, without high building or staff costs. Soon to reopen with home cooked and high level food at the heart of the operation alongside a focus on local produce.

Case study 5: Barley Mow, Tiverton

The classic back street local this time which had been run under short term managers for some years. With the owners looking to sell, we set about a marketing campaign and have sold the property to a family from the Midlands. They are looking to create a real ale led venue and expect to open in April this year.

With a number of deals still in the pipeline we expect to have more deals to announce in the next quarter.
