Overview
We were acting on behalf of a local Client who had recently acquired a doctors surgery with the intention to use the unit as a funeral parlour. This change of use required substantial internal works to provide the funeral parlour facility, during which time they would be liable to pay 100% of the business rates liability.
Problem
Our client would not be capable of beneficial occupation throughout the period of works, however, would still be liable for the full business rates cost.
Solution
On commencement of the redevelopment works, we submitted a detailed Check with supporting evidence to the VOA, with the aim of reducing the rateable value to £0 throughout the period of works.
Result
Our check submission was successful, saving our client £3,000 over the 5 month programme of works.
