Successful Merger of Office Rating Assessments

We were recently instructed to merge a number of non-domestic rates assessments for office suites in Exeter.

Situation

The client approached our Rating team to see if we could help.

Solution

We submitted a check application to the VOA demonstrating how the suites were contiguous and occupied by the same tenant, thus in accordance with the leading case, Woolway v Mazars (2015).

Outcome

Following the submission, the assessments have been successfully merged resulting in a reduction from the combined rateable value of £41,250 to a single rateable value of £33,500. The merger was backdated to the beginning of the 2017 List resulting in a rebate in excess of £23,000 for our client.
