Overview
Our client got in touch earlier this year as the Valuation Office Agency (VOA) had entered their wind turbine into the non-domestic rating list for the first time with a rateable value of £42,250. They were therefore suddenly faced with bills for £21,000 per annum, backdated to 1st April 2023.
Situation
Our first step was a detailed analysis of the VOA’s receipts and expenditure valuation, giving particular regard to the energy output and income generated, and making appropriate adjustments for constraints before deducting allowable expenses.
Solution
Having prepared a revised valuation, we submitted a “Check” to the VOA which clearly outlined the errors found in the original calculation.
Outcome
Our efforts resulted in a substantial rateable value reduction from £42,250 to £11,000. This reduced rateable value qualified our client for 100% small business rates relief which reduced the business rates liability to £0 and eliminated the backdated financial burden altogether.
Result
Our successful negotiation led to a huge total saving of £63,000 for our client.
