We are able to provide a full property management service via our subsidiary company Envoy, dealing with all day to day matters.
Our list of standard services is set out below and we can include some or all of these as required. We can also tailor services to suit the individual instruction or property:

Envoy can invoice and collect all rents due on a monthly, quarterly or annual basis be it in advance or in arrears. Accounts are then issued to Clients on a regular basis.
Service Charge Collection
Envoy can set up / administer a suitable scheme and produce annual budgets of expenditure. A full reconciliation is provided at year end and statements issued along with any balancing charges. Contracts are tendered regularly to ensure value for money wherever possible.
Whilst the standard is quarterly inspections, we can look at a different regime if required. For property we suggest this should be the minimum frequency, for land it may be more appropriate to reduce to a lesser frequency. In addition we will also attend the property as required, particularly in the event of a problem arising. It is worth mentioning that if ever we are ‘passing’ close by, we usually take the opportunity to call in and check on all our managed properties.
Envoy are Regulated by RICS and can arrange insurance cover as well as dealing with all administration to include recovering the cost from the tenants as applicable.
Envoy will deal with all day to day maintenance items and repairs although large projects requiring technical input from a Building Surveyor will usually revert to Vickery Holman, Building Surveyors. Such projects are usually specified and overseen via a separate fee basis as required.
Landlord & Tenant Liaison
Dealing with any Landlord / Tenant issues when applicable and notify / implement rent reviews / lease renewals. Envoy take a pro-active role in such matters and provide a liaison role but due to the specialist nature of the work, the actual instruction will be dealt with by a Vickery Holman Landlord & Tenant Surveyor.
Health & Safety
We will review all H&S information including Asbestos, DDA, Fire and Water Risk Assessments and ensure that owners comply with all relevant legislation where possible and as permitted under the terms of any lease.
Attendance at Meetings
We will attend quarterly Client / Committee Meetings and site meetings as and when required.
