Party Wall etc Act 1996

Vickery Holman has comprehensive depth and breadth of knowledge pertaining to the Party Wall Act utilising the experience of Dennis Venn and Roger Squire. Both are ex-London Surveyors with a combined experience in excess of 25 years. This is supported by other Surveyors’ particular interest and specialist knowledge of the Act enabling provision of a comprehensive knowledge local to you.

Four Surveyors within Vickery Holman are members of the Pyramus and Thisbe Club, with Dennis Venn being the Devon and Cornwall Regional Chairman.

Dilapidations

Dilapidations can be a complex mix of law and negotiation. Vickery Holman have undertaken instructions for both landlords and tenants with individual claims (and assessments) in excess of £500,000.

Expert Witness

Extensive experience in preparation of detailed expert reports for Solicitors and to the Court. Surveyors within Vickery Holman are very much aware of the ‘Woollf Reforms’ and their duty to the Court. We are experienced in providing evidence as independent experts and joint independent experts.

Boundary Disputes

Advice and production of reports in relation to boundary disputes. Vickery Holman try to undertake instructions and prepare information and reports appropriate to the circumstances, in what can be difficult and often uncertain areas of dispute resolution.

Landlord and Tenant Advice

In conjunction with our Commercial and General Practice colleagues, we provide detailed advice in respect of implications on repairing covenants, advice on liabilities and strategies for minimised future liabilities to tenants. For Landlords advice is available regarding recovery of costs and enforcement of tenant covenants.

Project Monitoring

Provision of inspection services and reports for funding institutions on the progress, cost and implications of schemes being developed by the banks’ customers. Advice has been provided on a range of schemes including housing estate development; multi-occupancy tower block and new build scheme with marina development, these range in values from £500,000 through to £16 million build cost. Instructions are undertaken on behalf of funding institutions.

CDM Regulations

Provision of planning supervisor services both as an integral service to the Minor Works/Repairs Stream and Major Works/New Build Streams as well as bespoke individual instructions where Vickery Holman are not undertaking any of the design or project management work.

Major Work/New Build Stream

A seamless extension to larger value contract works from the “Minor Works” Stream to include larger and more complex refurbishment schemes and extensions. To our clients they are unaware of which “Stream” the works are undertaken within, only being aware of the bespoke service being provided.

New Build

As well as large-scale refurbishment, extensions and alterations of existing buildings Vickery Holman undertake the design and specification of new buildings. Dependent on the client requirements, works are procured via traditional full design and specification, performance specification or via Design and Build.

Project Management

Vickery Holman undertake project management of schemes providing services tailored to suit the client’s requirements. This can be provision of a full “in house” service whereby Vickery Holman will employ and be responsible for sub-consultants (such as mechanical, electrical and structural engineers etc), or undertake the design and project management in liaison with client directly employed Consultant Engineers (or the client’s in house Engineers).

Vickery Holman will also undertake pure project management; providing project management as a stand alone service with no other design involvement providing the professional advice and management of the Design Team on behalf of the employer.
