Compulsory
Purchase
Compulsory purchase has not been a
major feature of the southwest property market in recent
years. However, with development and investment being
re-focused onto the centre, and with major investment
and infrastructure in the southwest such work is again
on the increase.

Rating
Our local market activity and chartered
valuation surveyors in each of our offices, places Vickery
Holman in an ideal position to provide advice on rating
assessments. Our confidence in our ability is shown
through our performance-based fees, and we will verify
rate demands and check rebate calculations. The 2005
rating list will see significant rises for many occupiers
in the South West, and the right to appeal is now available
to all. If necessary we will take the matter to valuation
hearing or even to Land Tribunal Appeal.

Valuation
Valuation is a core function
that underpins both commercial property transactions
and ownership. Vickery Holman has 10 surveyors who value
a diverse array of commercial properties. Recent involvements
range from City Centre offices to Holiday parks to a
small rural abattoir.
A large number are loan security requirements
for banks. Vickery Holman is on the valuation panel
for the majority of major Lenders. In addition to ‘standard’
valuations, we are commonly called upon to advise where
a property is of a unique or specialist nature and our
services for a detailed appraisal are required. Our
target is to provide a quality, detailed, report within
ten days from instruction.
Regular valuation work is also conducted
for occupiers and owners directly. We understand the
requirements of companies and their accounting procedures,
and likewise those of charities and the special requirements
of the Charities Act.
We have representatives in each office
with experience in valuing businesses as going concerns
with the depth of knowledge to deal with capital gains
and other tax issues. Whatever your valuation requirements,
we have expertise and up to date market knowledge from
our network of Agents represented in each of our offices.

Landlord
& Tenant (Rent reviews / Lease renewals etc)
We recognise the importance
of maintaining the landlord/tenant relationship, while
achieving the best terms. Our local market knowledge
plus extensive database enables us to provide full advice
to our clients. We have experienced negotiators within
our team of chartered surveyors, who will achieve the
best deals available in the market. Vickery Holman are
also property managers through its Envoy management
company.
All fees can be performance based,
and the importance to investment values is well understood
by our team. Our comprehensive property ‘terrier’
provides a computerised diary with trigger dates, enabling
clients be forewarned of important action items.
Our in-house building surveyors provide
further specialist advice on building issues such as
dilapidations, repairs, improvements and alterations
so that a comprehensive one-stop service is provided.
